The assessment is free with a valid BER. A free online consultation will cover your full roadmap, grant options and costs.

To qualify:
- Your property must have been built and occupied before 2011.
- Your project must include at least two upgrade measures — single-measure projects don't qualify under the One Stop Shop pathway.
- Your home must reach a minimum BER of B after the works.
An OSS makes upgrading your home easier by handling everything and ensuring every measure works together, maximising your BER rating and SEAI grant eligibility. Your grants are also deducted upfront from the cost of works, so you're never out of pocket.
No. Most retrofits happen around you while you stay in your home. We plan the work to keep disruption as low as we can.
Based on SEAI reporting on 1,406 private homes completed in 2025, the median cost to homeowners was:
- Apartment: €20,235
- Mid-terrace house: €37,266
- Semi-detached / end-terrace: €38,932
- Detached: €45,067
The median is the mid-point of all upgrade costs.
If your home was built before 1945, it's classified as a traditional building and falls under the SEAI Traditional Homes Scheme. We're delighted to support these homes, but due to high demand there's currently a waiting list of approximately 3–4 months. The scheme also requires you to engage a qualified traditional building professional — a registered architect, engineer, or surveyor with recognised conservation accreditation (or proven equivalent experience).
